Market trends in Fort Myers Beach, Florida.
Listening to the national news media talk about real estate trends is a little like watching the national weather and wondering if it applies to where you happen to live ! Most of us simply tune in to our local weather source for the best information. Likewise, not all areas of the country are in a housing slump. If buyers wait for the evening news to declare that " Now is a good time to buy real estate ! " it will be too late. The savvy buyers are just now moving from the sidelines to scoop up the best of the bargains. In Fort Myers Beach I have noticed a marked increase in the number of attendees at our open houses, more requests for showings, more people walking into our Century 21 office to inquire about listings, etc. Already this month ( Mar 18, 2008 ) we have double the number of homes/condos under contract as all of February. In the last 10 days we have seen 2 of the Gulf front listings actually increase their price. These listings are in the $1.5 - 1.9 million range. An empty lot will list betweenn $1.1 - 1.5 million. Single family homes and canal homes continue to be good values and maintain great appreciation potential. Smart buyers know that you make any potential profit when you buy, not when you sell ! This simply means that it is crucial to buy when the market is down ! Southwest Florida and Fort Myers Beach remain favorite destinations for vacationers and buyers alike!
