The importance of getting a " Home Inspection " when selling.
There are many ways a homeowner can increase the odds of selling a home for the maximum amount in the shortest time possible. Remember, in this market there are two critical issues which may have a dramatic impact on the sale of your home: 1. Inventory: regardless of which part of the country you live in you already know that there are many, many homes on the market. Each of these is a direct competitor to your house on some level. Some of them are direct competitors in terms of price, location, amenities, beds/baths, square footage, school system, etc. To be successful you must offer something the others don't. Lowering the price may help but at some point it doesn't make sense to keep lowering the price if you really want to maximize the selling price ! 2. Price: To have a reasonable chance of selling your home it must be priced correctly. There are many ways to determine the correct selling price. Most homeowners are not comfortable setting the asking price. And, frankly, most are not that close. Almost always asking a price which is far above the market. Trying to sell your home at a price above market usually results in the house not selling and also seeing the market further deterioriate to ever lower levels. What can a homeowner do to help maximize the selling price and actually sell in the shortest time possible ? The answer is really quite simple. Prior to listing your home for sale have it professionally inspected by a licensed/certified home inspector. The cost typically is in the $350 range depending on the square footage, etc. The actual inspection is meant to determine issues other than cosmetic items, You can see the small dent in the drywall or the screen which needs replacing. The home inspection finds the things which are not readily observable to the untrained eye. By having the home inspected prior to listing you will create three important advantages: 1. You will receive a written inspection report listing all items which a potential buyer will request you to repair. Have all of these repairs made and keep a record of each repair made, by whom, cost, warranty if applicable, etc. 2. You can then use these documents in the marketing of your home. It should be referenced in the MLS listing, have copies available during showings, etc. 3. Potential buyers will see this as tangible evidence that the home has been well maintained. All of this helps set your home apart from the others, substantiates a higher asking price and ensures a smooth closing. Move in ready ! Good selling to you !
